What is Riverbend?+

Riverbend is a secure, resort-style residential community consisting of affordable, newly constructed homes that have been purpose designed for active residents aged from 50 years. Riverbend Villages are designed and managed with active over 55s’ in mind. Whether you are working, retired or planning retirement these master planned villages offer everything you need and want at a price point you can afford and give still allow for all other luxuries life has to offer.

Where are Riverbend Villages located?+

We currently have two villages.

Who Owns and Operates the Riverbend Villages?+

The Riverbend villages are family owned owned and operated. The Queensland based family has been operating various parks and villages through QLD and NSW since 1994. The Riverbend Group has begun operating since 2012.

 

What facilities doe Riverbend Villages have?+

Our Riverbend villages have a range of facilities including multi use recreational centres, lawn bowl rinks, resort styled swimming pools, gymnasiums, well stocked libraries, games rooms including billiards tables, BBQ facilities, village courtesy bus and vast areas of landscaped grounds. Other activities are run in the recreational centers by either residents themselves or through the village managers.

Do Riverbend Villages have onsite managers?+

Yes. There are experienced on-site managers who are a phone call away that take care of the villages on a daily bases along with additional staff to maintain the facilities, the grounds, mow residents lawns and generally take care of resort operations.

Do I own my Own home?+

Yes. All residents are home owners. We do not allow any rental properties or subleasing in our villages. Riverbend homes are affordable because ownership of the land is separate from ownership of the home. Although you do not own the land, your right to live in your home is guaranteed and protected by law for an indefinite period. Home buyers enter a Site Agreement over the land on which your home is situated. You are able to sell your home when you wish, retain all capital gains made and there are no exit fees either.

I need to sell my current house. How do I secure my Riverbend Site?+

A $2000 fully refundable holding deposit secures your chosen site for a period of 2 months whilst you sell you current home. A full refund of your holding deposit can be arranged at any time within this period.

How do I purchase a house?+

The village manager or owner will invite you to select a site, your chosen home design and list of other inclusions you may wish to add. You will be presented with a schedule detailing the cost of your home. If you are happy with the price, you will be asked to enter a standard building contract for the construction of your new home. We are here to help you and make this an enjoyable experience for you, not a stressful one. Should you wish to ring or call back and see us at anytime during this construction period, you are welcome to do so.

How long will it take to build my new home?+

We like to say 16 weeks in case of any wet weather issues but normally this process will take around 12 weeks. We also will have different display homes available at different times which you are free to purchase if you wish. These will be available to move in straight away.

What is the warranty on my home?+

All homes are covered by a structural guarantee for six years and six months.

Are pets allowed in the villages?+

Pets on application. Please ask us about this.

Who maintains the lawns and gardens?+

The village maintains the lawns around the homes and street areas as well as the gardens in the common areas and around the recreational center. We ask residents to be responsible for maintaining their gardens in their yards..

Is government rental assistance available?+

Home owners receiving Centrelink or Veterans Affairs benefits may be entitled to rent assistance. Relevant government departments will need verify eligibility. You will need to discuss this with them directly.

Can my family visit and stay with me?+

Your family and friends are always welcome to visit the village for a holiday. Additional fees may apply if more than two people occupy your home on a longer term basis. (i.e more than a two weeks) Children must be supervised at all times.

Can I sell my home?+

You may sell your home at any time or leave it to a beneficiary in your will. There are no exit fees and home owners retain 100 per cent of their capital gain. Future owners must agree to a Site Agreement and must be in the over 55’s categories.
