Downsizing
Many residents see Riverbend as a base from which to travel and explore - with secure onsite storage for vans and boats freely available - others see it as an opportunity to ‘downsize’ but still own their own home – a house with a garden rather than a unit – and to enjoy the lifestyle they’ve worked hard for.
Selling your home
When you have made the decision to move to Riverbend, you will need to meet with our sales people to select and site. When you’ve chosen a site, a $2,000 deposit can be taken to hold the site for you for up to 3 months. Once paid, generally you proceed to sell your home (if applicable.
During the time your home is on the market, we would suggest selecting a plan and meeting or talking with our House design consultant, Ross Anderson on 6686 6244, and he will assist in making any changes to your selected home design. After the plan has been modified to your satisfaction, you will need to arrange a time with Ross to select he colours for your new home. This process takes approximately 6 hours. In this way, all paperwork is complete before the sale of your existing home and once you have a purchaser, we are able to start building your new home at Riverbend without additional delays. This will ensure the smoothest transition into Riverbend.
Financial Planning
There is a full range of banks, financial planners and stockbrokers available in the local area to help with any enquiries you may have.
Documentation
Riverbend will provide you with all documentation required by the Department of Fair Trading’s Residential Park Living, including Questions and Answers, Park Rules, Lease and a copy of your contract.
Relocation
All costs relating to your relocation to your new home is to your expense. There are many storage and transport companies in the local area who will assist you in any way they can. Furniture and possessions are not permitted in the home until final payment is received and the handover of the keys.
Rent Assistance
Centrelink customers who buy a manufactured home and live at Riverbend are assessed by the Federal Government as homeowners. Rent Assistance is payable on the Riverbend site fee (or “rent”) provided the resident is entitled to Rent Assistance.

To qualify for Rent Assistance;
- The applicant/s must be getting a social security payment from Centrelink / Veterans Affairs.
- Your home at Riverbend must be your principal place of residence.
- You must show your site agreement to Centrelink to inform them that you are paying rent and the amount paid.
Residents pay the full site rent to Riverbend and then receive the Rent Assistance rebate from Centrelink. Most government payments are paid from, or after, the date on which you apply. To avoid any loss of payment, it is important to apply immediately you commence paying site rent. Site rent is payable fortnightly by electronic direct debit from date of handover of house (settlement date).

Insurance
It is a requirement for any home village that your home always have current building and contents Insurance. A copy of the current insurance policies will be required with your final payment for your home. We recommend that you insure your home when you complete your final inspection, approximately five (5) working days prior to handover.
